Immediately Available Properties
You could move into one of our immediately available properties straight away - with no deposit to pay and a tenancy for as long as you like.
Immediately available properties are available to working single people, families and couples and are not advertised on the weekly Homesearch cycle, but you still get all the advantages of being a tenant of ours.
Further information
Some homes may be advertised whilst tenanted. You should not visit or look round any home that is advertised and wait for us to offer an accompanied viewing if you are successful with your expression of interest. Please only express an interest in homes you wish to live in. Your Homesearch membership will be suspended if you refuse two reasonable offers of accommodation within a 12-month period.
If you're of working age and claim Housing Benefit or Universal Credit Housing Costs, the amount that you claim may be reduced if your home has more bedrooms than you need. This is called the under-occupancy charge, or bedroom tax.
If you have more bedrooms than you need, your benefit will be reduced by:
- 14% if you have one spare bedroom
- 25% if you have two or more spare bedrooms
How many bedrooms am I entitled to?
You're allowed one bedroom for:
- each adult couple (same or opposite sex)
- any other person aged 16 or over
- any two children of the same sex aged under 16
- any two children under the age of 10 regardless of their sex
- any other child
If you share the care of any children with an ex-partner, only the person who they live with normally will be able to claim the room space for them.
Mutual Exchange
In addition to placing expressions of interest on our properties, another way you may be able to find a new home is by exchanging your current home with someone else.
We have now joined up with House Exchange, a national home exchange provider, to give access to their mutual exchange service. The scheme is free to qualifying Wakefield and District tenants. Simply click on the link, register your details and look for exchanges.
When you find a suitable match, you can contact the people whose home you are interested in and decide whether an exchange would be suitable for you both.
You can swap (exchange) homes with other tenants or tenants from other Councils or Housing Associations providing you both have written permission from your landlords. as there are certain conditions you must meet for an exchange to go ahead, for example a clear rent account.
